Block Management

Block Management involves looking after the day-to-day duties and responsibilities associated with managing a block of flats or estate.

Here at CXG, we are the onlyHaverhill based company to offer a full Block Management package to local flatowners. We will take full responsibility for arranging buildings insurance,organising utility contracts for the communal supply, cleaning of communalareas and garden maintenance. We will also ensure that your block is compliantwith the relevant Health and Safety, Fire and Asbestos legislation at alltimes.

Further to this, we also managethe finances relating to the block of flats. Each block is registered as aLimited Company and we will keep full financial records, including thepreparation of annual service charge budgets for approval by Director(s),collection of service charges and payments to contractors.

We also provide companysecretarial services, and chair an Annual General Meeting to which allstakeholders are invited.

Our Block Management departmentare always on hand for client discussions, and involve flat owners in any bigdecision making processes. We are available to speak via a number of methods,including email, telephone and video chat.

We have an online portalavailable for flat owners 24/7, where you can gain information relating to theblock, company and your specific flat. Flat owners can also message us throughthe portal, as well as being able to raise maintenance requests.

If you are a developer/builder, we understand your choice of managing agent for your newly built block is veryimportant as it can ultimately reflect back on your own brand. We work closelywith developers throughout the build and are able to provide a seamlesstransition in the transfer of ownership.

We liaise with solicitorsthroughout the property sales process, completing the relevant leaseholdpaperwork on sale, providing accounts information and answering enquiries withregards to maintenance and service charges.
